Drywall Cost Calculator
Estimate drywall installation, replacement, hanging, finishing, or DIY material cost with separate wall, ceiling, labor, removal, and disposal components.
Replacement includes removal and disposal. Finish-only assumes the board is already hung correctly.
This is a broad planning adjustment, not a ZIP-code quote. Local contractor bids still vary within each region.
How to Use
- Measure the project - Enter room dimensions for separate wall and ceiling areas, or switch to known square footage.
- Choose the project scope - Estimate new installation, replacement, hanging only, finishing only, DIY materials, or DIY hanging with professional finishing.
- Select board and finish - Board price affects material cost; finish level affects compound, taping, sanding, and skim-coat labor.
- Set the pricing region - The broad region adjusts labor, materials, disposal, and setup independently instead of multiplying the whole job by one number.
- Review the line items - The result shows actual calculated components, cost per square foot, sheet count, and any small-project minimum adjustment.
In this calculator, 1,000 square feet of walls-only standard board with a professional Level 4 new installation is about $1.83 to $3.09 per square foot in the national model. Ceilings, high access, replacement, Level 5 finishing, specialty board, and small-job minimums can raise the effective rate.
What Changes a Drywall Estimate
Drywall Installation Cost per Square Foot in 2026
For the calculator's 1,000-square-foot walls-only example, standard board with a Level 4 new installation returns about $1.83 to $3.09 per square foot in the national model. Homewyse lists a May 2026 basic installation range of about $2.26 to $2.69 per square foot for its stated assumptions. The scopes differ, so CalcShed shows a wider planning range and the selected assumptions instead of presenting a ZIP-shaped number as a guaranteed local price.
The calculator uses drywall surface area, not home floor area. Room mode calculates perimeter wall area and ceiling area separately, subtracts typical door and window openings, adds waste only to sheet quantity, and then prices the selected scope component by component.
Which project scope should you choose?
| Scope | Included | Not included |
|---|---|---|
| New installation | Panels, hanging, taping, finishing, supplies, setup | Old-wall removal, framing, insulation, paint |
| Replacement | Removal, disposal, new panels, hanging and finishing | Hidden framing or moisture repairs |
| Hang only | Panels, fasteners and professional hanging | Taping, finishing and paint |
| Finish only | Compound, tape, sanding and selected finish level | New panels and hanging labor |
| DIY materials | Panels and consumable materials | Professional labor and tool purchases |
| DIY hang + pro finish | Panels, supplies and professional finishing | Professional hanging labor |
Replacement, Ceiling, and Small-Job Costs
Replacement is not priced as ordinary installation with a vague percentage added. The calculator adds removal labor and debris disposal as separate components. It does not include mold remediation, damaged framing, insulation replacement, electrical work, or painting because those require separate inspection and scope.
Ceiling square footage receives separate hanging and finishing rates. High or vaulted access applies a larger adjustment to ceiling labor and a smaller adjustment to high-wall hanging and finishing labor. Small professional projects may trigger a visible minimum project charge because crew setup, protection, travel, and cleanup do not disappear when the area is small.
Example drywall budgets
| Project | Assumptions | Planning range |
|---|---|---|
| 12 × 12 room | 8 ft walls + ceiling, standard board, Level 4, new installation | $1,054 - $1,809 |
| 1,000 sq ft known area | Walls only, standard board, Level 4, new installation | $1,825 - $3,090 |
| 1,500 sq ft known area | Walls only, standard board, Level 4, new installation | $2,696 - $4,540 |
| 1,000 sq ft replacement | Walls only, standard board, Level 4, removal and disposal | $2,355 - $4,190 |
| 1,000 sq ft DIY materials | Walls only, standard board, Level 4 materials | $585 - $960 |
Examples use national planning profiles and a 10% sheet-waste allowance. They are regression-tested against the same component model used by the calculator.
DIY, Hang-Only, and Finish-Only Estimates
DIY materials-only mode includes panels, fasteners, tape, compound, corner bead, and sanding supplies where the selected finish requires them. It intentionally excludes professional labor and does not pretend that every DIYer must buy the same tools.
Hang-only and finish-only are separate because contractors quote them differently. Finish-only assumes the panels are installed correctly and ready for joint treatment. Poor panel layout, damaged edges, excessive gaps, or proud fasteners can increase the real finishing bid.

- Prices are planning ranges, not bids. The region selector uses broad component profiles; it does not claim ZIP-level precision without a maintainable local pricing dataset.

Frequently Asked Questions
How much does it cost to drywall a 12 × 12 room?
For an 8-foot-high 12 × 12 room with the walls and ceiling included, this model calculates about 528 square feet of drywall surface before sheet waste. Standard board with a professional Level 4 installation is roughly $1,054 to $1,809 nationally. Small-project minimums can keep a smaller room from pricing like a simple per-square-foot multiplication.
How much does 1,000 square feet of drywall cost?
For 1,000 square feet of wall area, standard board and a professional Level 4 new installation are roughly $1,825 to $3,090 in this national planning model. Replacement is higher because removal and disposal are calculated separately.
How much does 1,500 square feet of drywall cost?
For 1,500 square feet of wall area, standard board with a professional Level 4 installation is roughly $2,696 to $4,540 nationally. Ceiling area, high access, specialty board, Level 5 finishing, and regional labor conditions can raise the result.
Does the replacement estimate include demolition?
Yes. Replacement mode adds existing-drywall removal labor and debris loading, hauling, and disposal. It does not include hidden framing damage, moisture remediation, insulation, electrical repairs, or painting.
How is ceiling drywall priced?
Ceiling area uses separate hanging and finishing labor rates because overhead handling is slower. The access setting applies a larger adjustment to ceiling labor and a smaller adjustment to high-wall labor for 10-foot, 12-foot, vaulted, stairwell, or difficult-access work, without increasing unrelated material and disposal costs.
What is the difference between hang-only and finish-only?
Hang-only includes panels, fasteners, supplies, and professional board installation but no joint finishing. Finish-only assumes the board is already installed and prices tape, compound, sanding, and the selected Level 3, 4, or 5 finish.
What is a Level 5 drywall finish?
Level 5 adds a thin skim coat over the entire drywall surface after standard joint finishing. It is used for critical lighting, glossy finishes, or surfaces where minor texture differences would remain visible. The calculator adds the skim coat as its own component instead of using a vague percentage.
Why does a small drywall project cost more per square foot?
Travel, setup, surface protection, equipment, cleanup, and minimum crew time are partly fixed costs. The calculator shows a minimum-project adjustment when those fixed costs exceed the area-based total.
Does the calculator include painting?
No. The drywall estimate ends at the selected finish level. Primer and paint are separate; use the Paint Calculator after the surface is ready.
Why does CalcShed use regions instead of ZIP codes?
A ZIP field is useful only when it maps to a maintained local labor, material, disposal, and permit dataset. This version uses transparent broad regional profiles rather than presenting false ZIP-level precision. Contractor quotes can still vary significantly inside one region.
