How to Use
  1. Enter building dimensions - measure length and width at ground level.
  2. Select pitch - this converts the flat footprint to actual sloped surface area.
  3. Leave waste at 0% - if you just want true area. Add 10–15% when using this to order materials.
  4. Read results - total square feet, roofing squares, and how much area the pitch adds.
  5. Complex roofs - break into rectangles, calculate each, then add together.

Quick answer

A 3,200 sq ft two-story home has a roof over roughly 1,600 sq ft of footprint, so its actual roof area is about 1,700–1,800 sq ft at a common 5/12 pitch. For any roof, multiply the footprint by the pitch multiplier - 1.054 at 4/12, 1.118 at 6/12 - to convert flat area to true sloped surface.

Why Roof Area Exceeds the Footprint

Roof surface (sloped)Building footprint (flat width)Rise
Roof area is the sloped surface, not the flat footprint. Multiply the footprint by the pitch multiplier - the ratio of the sloped rafter length to its horizontal run - to get true area. A steeper rise means a longer rafter and more area to cover.

Values without waste. Add 10–15% when ordering materials. A 3,200 ft² two-story home typically has a footprint of 1,600 ft² per floor - use half the living area as the roof footprint.

Worked Examples: Footprint to Roof Area

A 50 × 30 ft single-story ranch - a 1,500 ft² footprint - with a common 4/12 roof works out to 1,500 × 1.054 = 1,581 ft² of surface, about 15.8 squares. That is the true area at 0% waste; add 10% (≈1,740 ft²) when ordering shingles.

Put a steeper 6/12 roof on a 2,000 ft² footprint and you get 2,000 × 1.118 = 2,236 ft² - the pitch alone adds 11.8% (236 ft²) over the flat footprint, or 22.4 squares before waste. The pitch multiplier is the single input that changes this the most.

A 3,200 ft² two-story home only roofs one floor: roughly a 1,600 ft² footprint × 1.083 (5/12) = 1,733 ft², about 17.3 squares. With typical overhangs that rounds toward 1,800 ft² - far below the 3,200 ft² of living space, which is why two-story roofs are smaller than their floor area suggests.

Understanding Roof Area vs. Building Footprint

Roof area is the surface you actually cover with shingles, metal panels, underlayment, or membrane. It is larger than the building footprint because pitched roofs add surface area, and overhangs add additional coverage.

For simple gable or hip roofs, a pitch multiplier gives a solid estimate: calculate the footprint area, then multiply by the pitch factor. For complex roofs with dormers, valleys, and multiple sections, break the roof into rectangles/triangles and add them together for a better result.

Once you have roof area, the Roofing Calculator can convert it into squares, bundles, and an overage estimate based on waste.

Roof Area Formulas

Two approaches - from known pitch or from measured rise:

From pitch = Footprint × Pitch multiplier
From rise = Footprint × √(1 + (rise/12)²)
Squares = Total area ÷ 100
% increase = (Multiplier − 1) × 100

Example: 2,000 ft² footprint at 6/12 pitch = 2,000 × 1.118 = 2,236 ft² of actual roof surface - 11.8% more than the footprint alone.

Roof Area vs Roofing Calculator: What's the Difference?

Roof area is the sloped surface you are covering. Roofing estimates turn that area into materials (and add waste).

Use Roof Area when you need the true sloped square footage (or squares) for pricing or planning.

Use Roofing Calculator when you are ready to estimate materials like shingles or metal panels.

If you only know footprint, pitch (or a pitch multiplier) is the key missing input for accurate area.

A 3,200 sq ft two-story home has a single roof over roughly 1,600 sq ft of footprint - actual roof surface area at 5/12 pitch is approximately 1,800 sq ft. Installed cost includes labor, tear-off, underlayment, and flashing. Prices vary 25-40% by region. Structural repairs not included.

After You Have the Roof Area

Roof area is the input for every material and price estimate. The usual order from here:

  1. Estimate roofing materialsTurn the area into squares, bundles, and a waste allowance.
  2. Count shingle bundlesConvert the area into asphalt shingle bundles for a specific product.
  3. Price the installed jobApply the area to installed cost per square by material and region.

Frequently Asked Questions

How do I calculate roof area for an irregular shape?
Break the roof into simple rectangles and triangles. Calculate each section's area, apply the pitch multiplier, then add all sections together. For L-shaped or T-shaped homes, treat each wing as a separate rectangle.
Does roof overhang count?
It depends on what you are calculating. For roofing materials (shingles, metal), include overhangs because they need to be covered. For insulation or interior calculations, use only the conditioned floor area. This calculator measures the full roof surface including overhangs - which is correct for ordering roofing material.
How do I calculate roof area without getting on the roof?
Measure the footprint of the house from the ground (length × width), then multiply by the pitch multiplier for your roof slope. A 6/12 pitch has a multiplier of 1.118. A 9/12 pitch uses 1.25. A 12/12 (45°) uses 1.414. For a simple gable roof, multiply footprint area × pitch multiplier × 2 (for two sides). Add 10–15% for waste and overhangs.
What is the average roof size for a house?
A 2,000 ft² single-story home typically has a roof area of 2,200–2,500 ft² (22–25 squares) for a low-slope roof, up to 3,000+ ft² for a steep pitch. Two-story homes have smaller roofs relative to square footage. The exact area depends heavily on roof pitch, overhangs, dormers, and complexity.
How do I convert roof area to squares?
Roofing is often sold in squares, where 1 square equals 100 square feet of roof surface. Divide your total roof area by 100 to estimate squares, then add waste based on roof complexity.
